April Market Update – City of Alexandria

DSC_6771Recent statistics for City of Alexandria properties going under contract in April showed mixed activity. Single family home sales were patchy. The best performing single family category was the $600-$699K range, with 11 properties going under contract and eight on the market. The $500-$599K range had nine active listings and no sales. We believe that is because most of these homes were in the slower moving 22304 ZIP code, which is not close to Metro.

Above $1.5 million, only one property sold, which was our listing on Kings Cloister Circle.  The $1.25M to $1.49M range had the next fewest sales with just four, while the $1 million to $1.249K range saw double that, with eight homes going under contract.

Townhomes in Alexandria experienced brisk sales in April, with 44% of that inventory selling.  Most of that activity was in the under $700K price point.  Most condos that sold were in the $100-$299K range (yes, Alexandria does have them!) with 55 going under contract. Only one condo over $900K sold in April. The good news is that if you own a townhouse, you are in a great position to move up to a single family home, as inventory over $750K is quite sluggish for detached homes.
